The West Valley has the highest concentration of active adult communities in Arizona. After helping many buyers navigate this decision, here's the full picture — from Sun City to Trilogy.

Why the West Valley Is the Center of 55+ Living in Arizona

No other part of the Phoenix metro — or arguably the entire Southwest — has the concentration of purpose-built active adult communities that the West Valley does. It started with Sun City in 1960 and has never stopped growing. Today you can choose from half a dozen distinct 55+ communities within a 20-mile radius of Surprise, each with a different age, character, price point, and lifestyle emphasis.

I've helped many buyers through this decision and I've developed strong opinions about what matters most. Here's the full picture.

The Communities, Side by Side

Sun City (developed 1960–1978): The original. Homes are smaller (typically 1,000–1,800 sq ft), older, and genuinely charming in a way newer communities can't manufacture. Price range: $180,000–$350,000. Best for buyers who want maximum value and don't mind updating older construction.

Sun City West (1978–early 1990s): Larger homes (1,200–2,200 sq ft), more extensive recreation infrastructure (seven rec centers), and the character of a fully mature community. Price range: $250,000–$480,000. My most consistent recommendation for buyers who want the full active adult experience at a reasonable price.

Sun City Grand (1996–2006): Noticeably newer construction, larger floor plans (1,600–2,600+ sq ft), higher ceilings, resort-style amenities, and a polished community aesthetic. Price range: $380,000–$650,000+. For buyers who want newer construction and don't mind paying for it.

Corte Bella (Surprise, 2000s): A gated community within the Sun City West corridor with upscale finishes, a private clubhouse, and a quieter, more exclusive feel. Price range: $400,000–$700,000. Smaller community than Sun City West — some buyers love the intimacy; others miss the scale.

Pebble Creek (Goodyear, 1995–ongoing): One of the strongest amenity packages I've seen anywhere in Arizona — multiple pools, golf courses, fitness, arts programs, and a clubhouse that rivals resort hotels. New construction is still available. Price range: $400,000–$750,000+.

Trilogy at Vistancia (Peoria): The newest option on this list, with an active lifestyle orientation and the full Vistancia community infrastructure around it. Price range: $500,000–$900,000+.

What Actually Matters When Choosing

After all the tours and conversations, I've found that three factors matter most to buyers:

Amenity quality vs. amenity scale. Sun City West has the most clubs and activities of any community on this list. Pebble Creek has fewer but each one is better. Know whether you want variety or quality.

Age of homes. Older communities (Sun City, Sun City West) require buyers to be comfortable with updating older construction. Budget for HVAC, roof, and kitchen/bath updates in your purchase planning.

Community culture. This one is almost impossible to convey in a brochure. Visit on a Tuesday at 10am. Walk the recreation center. Talk to residents. The social culture of a 55+ community is the most important thing you can't see on a listing sheet.

Arizona's Senior Property Tax Benefits

Before closing, ask your agent about Arizona's Senior Property Valuation Protection Program. Homeowners 65+ who meet income requirements can freeze their assessed value, limiting future property tax increases. This can be significant over a 10–20 year horizon of ownership.
