Moving to the Phoenix West Valley: What No One Tells Relocating Buyers

I've relocated myself — across three continents — so I understand what it feels like to research a place from a distance. Here's what I'd want someone to tell me before moving to the West Valley.

The West Valley Is Not What You Picture When You Think of Phoenix

Most people picture Scottsdale or downtown Phoenix when they think about the metro area. The West Valley — Surprise, Goodyear, Peoria, Buckeye, Glendale — is genuinely different in character, pace, and value. I think it's better for most families and buyers who aren't specifically chasing an urban walkable lifestyle.

Here's what I tell relocation clients who are researching from a distance.

The Heat Is Real — Plan Your Visit Accordingly

If you're visiting in July or August to tour homes, come prepared. The West Valley averages 107–115°F on peak summer days. This isn't just uncomfortable — it informs how you use your home, when you're outside, and what your utility bills look like.

I always encourage relocation buyers to visit at least once during summer so the reality lands before they close. It also helps with furniture and landscaping decisions. Shade matters here. Pool matters here. North-facing backyards matter here.

The West Valley Is Big — Location Within It Matters Enormously

Surprise is 44 square miles. Buckeye is over 640 square miles. "West Valley" covers an enormous geographic area, and the difference between a home in north Surprise (close to 303 commerce) and far southwest Buckeye (40 minutes from anything) is significant.

When I work with relocation buyers, one of the first things I map is the commute. Where are you working — or if remote, where will you spend your time? From there we work backward to the right city and neighborhood rather than searching the entire West Valley blindly.

The Schools Are Better Than the Reputation Suggests

The West Valley has historically been underrated on education compared to the East Valley. That gap has narrowed significantly. Dysart Unified in Surprise, Litchfield Elementary, and Agua Fria Union High School District have strong programs and are building new facilities to keep pace with growth.

New families moving in often expect to private-school their kids and then discover the local public schools are genuinely good. It's worth researching specific schools by address rather than assuming.

You'll Need a Car — But That's True Everywhere in the Metro

The West Valley is suburban. A car is not optional. But the trade-off is that parking is always free, traffic (while growing) is a fraction of Scottsdale corridor congestion, and you get significantly more home for your dollar.

Remote workers, in particular, find the West Valley an excellent fit: you don't pay the premium for proximity to office corridors that don't apply to you, and you can access Phoenix Sky Harbor in 35–50 minutes from most Surprise locations.

My Practical Advice for Out-of-State Buyers

Visit in person if at all possible — even one trip. Walk the neighborhoods at different times of day. Drive the commute. Eat at the local spots. The vibe of a community is hard to absorb from Zillow photos. And work with an agent who actually lives in the area. The West Valley is specific enough that national market knowledge doesn't substitute for genuine local expertise.
