Avondale, AZ: A Real Agent's Take on One of the West Valley's Underrated Cities
Avondale gets overlooked in West Valley conversations in favor of Surprise and Goodyear, but I've closed deals here and I think it deserves a closer look — especially at the price points it offers.
Why Avondale Gets Overlooked
In conversations about the West Valley, I hear about Surprise, Goodyear, and Peoria constantly. Avondale is the city most buyers seem to skip past. I think that's partly a perception issue — Avondale's history includes some areas that were genuinely challenging — and partly that the positive story hasn't been told loudly enough.
The positive story: Avondale has seen real investment over the last decade, its location provides excellent freeway access, and its price points are among the most accessible in the metro.
Location Is Avondale's Best Asset
Avondale sits just west of Phoenix on the I-10, between Phoenix and Goodyear. If you need I-10 access to get anywhere in the metro — which most West Valley residents do — Avondale's position is arguably better than cities further out. It's 25 minutes to downtown Phoenix, 20 minutes to Sky Harbor, and sits between the major West Valley corridors. For buyers who commute along the I-10, Avondale can be meaningfully closer than Surprise or Buckeye.
Palm Valley: The Community to Know
Palm Valley spans Avondale and Goodyear and is one of the largest master-planned communities in the West Valley. On the Avondale side, homes are often priced $30,000-$50,000 lower than comparable homes on the Goodyear side — same infrastructure, same community feel, different municipality. Palm Valley in Avondale typically runs $290,000-$430,000 for single-family homes. For a first-time buyer or someone with a tighter budget, this is a legitimate community that punches above its price point.
Phoenix International Raceway
PIR is located in Avondale and hosts two NASCAR Cup Series races annually. For nearby residents: two major race weekends per year bring significant noise, traffic, and short-term rental demand. The latter is an opportunity for investors; the noise is worth knowing about if you're considering a home within a mile or two of the track.
What I'd Tell a Buyer Considering Avondale
Focus on Palm Valley and the newer master-planned developments in the northeast portion closest to the Goodyear border. These offer the best value-per-dollar in the community. If your budget is $280,000-$400,000 and you've been frustrated by what's available in Goodyear and Surprise, Avondale is worth serious shopping.
