Glendale Is More Complex Than the Summary Suggests

Buyers who dismiss Glendale with a wave of the hand are usually thinking of one part of a city that spans over 58 square miles and contains multiple distinct communities. There's the older central Glendale that deserves some caution, and then there's the north Glendale corridor — Arrowhead Ranch, Westgate, Arrowhead Lakes — that is actively premium.

Arrowhead Ranch: The North Glendale Premium

Arrowhead Ranch is one of the West Valley's established prestige communities. Built primarily in the 1990s and early 2000s around three lakes and a golf course, it offers mature landscaping, lakefront lots, and community character that newer master-planned developments spend decades trying to achieve. Homes here range from $550,000 to well over $1,200,000 on lakefront parcels. For buyers in that range who haven't considered north Glendale, it's worth serious exploration.

Westgate: The Entertainment District

Adjacent to State Farm Stadium and Gila River Arena, the Westgate area has become one of the most active entertainment and dining corridors in the West Valley. For buyers who want urban amenity access — concerts, sports events, restaurants — proximity to Westgate is a legitimate lifestyle advantage that Surprise and Buckeye can't replicate. Condos and townhomes in the Westgate corridor run $280,000-$450,000.

Central and South Glendale

Central Glendale has areas that are older, more affordable, and require selective buying. Homes from the 1970s-1990s can be found at $260,000-$400,000. The Historic Catlin Court neighborhood near downtown Glendale has genuine charm and draws buyers who want character over newness.

Who Glendale Is Right For

Buyers at $500,000+ who want mature landscaping and established community feel: Arrowhead Ranch. Buyers wanting entertainment proximity at $280,000-$450,000: Westgate area. Buyers with tighter budgets who want to own rather than rent: central Glendale with careful selection.
