The Best Time to Sell in the West Valley — And Why Summer Has a Case

Everyone says spring is the best time to sell. In Surprise specifically, I've had some of my best listing results between June and August. Here's the honest case for summer.

The Conventional Wisdom and Why It's Incomplete

Ask anyone in real estate when to sell, and they'll say spring. February to May, peak buyer activity, best prices, quickest closings. And broadly, that's true nationally and across most of Phoenix.

But I've listed homes in Surprise in June, July, and August that competed — and sometimes outperformed — comparable spring listings. Here's why summer has a legitimate case in the West Valley specifically.

Spring Gets All the Listings Too

Yes, more buyers are active in spring. But there are also significantly more homes for sale. Competition for buyer attention is highest when listing activity peaks — and that's spring. Your listing is one of many. In summer, the pool of buyers is smaller, but so is the competition. I've seen homes list in July with three or four competing showings in the first week because there was genuinely nothing comparable available.

Summer Buyers Are Serious

The buyer who schedules a home tour in 110-degree July weather is not casually browsing. They have a real need — a relocation deadline, a lease ending, a growing family. Summer buyer pools are self-selecting for motivation. These are the buyers who make clean offers and close on schedule.

Spring brings more traffic, but also more tire-kickers. Summer traffic is smaller and more serious.

What Summer Listings Need to Do Differently

The honest challenge with summer listings: outdoor presentation is harder. Landscaping isn't at its best. The first showing impression in extreme heat requires more attention to interior comfort and curb appeal. Cool the house, photograph in morning light, add some color contrast at the entry, and price with awareness of the slightly smaller buyer pool.

My Honest Recommendation

If you have flexibility, March through May remains the highest-activity window. But if life doesn't give you that flexibility — if you're relocating, retiring, or simply ready now — don't wait for spring. A well-priced, well-presented home in Surprise will find a buyer any month of the year. The best time to sell is when you're ready to sell, priced correctly, with a presentation that gives the buyer nothing to object to.
