Luke Air Force Base is located in Glendale, about 20 minutes from downtown Surprise. As one of the largest F-35 training bases in the world, it brings a substantial active-duty and veteran population to the entire West Valley corridor — and VA loans are one of the most valuable financial tools these buyers have access to.
The Core Advantage: No Down Payment
The headline benefit of the VA loan is that eligible borrowers can purchase a primary residence with zero down payment, without private mortgage insurance (PMI). In a market where 20% down on a $450,000 home means $90,000 out of pocket, the ability to buy with $0 down is genuinely significant.
The Funding Fee
VA loans charge a one-time funding fee. For first-time VA users with no down payment, the current rate is 2.15% of the loan amount. On a $450,000 purchase: about $9,675. This fee can be rolled into the loan — you don't need to pay it out of pocket at closing. Some borrowers are exempt: veterans receiving VA disability compensation, surviving spouses of veterans who died in service, and others.
VA Appraisal: What's Different
VA loans require a VA appraisal by a VA-approved appraiser. The timeline can be slightly longer than a conventional appraisal (5-10 business days typically), and the VA has minimum property requirements a standard appraisal doesn't: working utilities, no major roof defects, handrails on all stairs. This isn't usually a problem on West Valley homes from the 2000s onward. On older or deferred-maintenance homes, it's worth knowing upfront.
Finding the Right Lender

The old stigma of VA offers being hard to close has mostly dissipated. My approach: position the VA offer as a strong offer. Pair a VA offer with strong earnest money and a clean timeline and it competes well.
