The Number That Catches Buyers Off Guard

Down payment is the number buyers think about. Closing costs are the number that catches them off guard. In Arizona, buyers typically pay 2-3.5% of the purchase price in closing costs — on a $450,000 home, that's $9,000-$15,750 on top of your down payment. Here's exactly where that money goes.

Lender Fees

Your mortgage lender charges fees to originate and underwrite your loan:

  • Origination fee: 0.5-1% of the loan amount. On a $400,000 loan: $2,000-$4,000.
  • Underwriting fee: $500-$900
  • Appraisal fee: $550-$800 (sometimes paid upfront before closing)
