What Actually Happens on Closing Day in Arizona
For most buyers, closing day is a blur of paperwork and waiting. Understanding the sequence in advance makes it less stressful and helps you avoid the common pitfalls.
It Arrives Faster Than You Think
After weeks of inspections, appraisals, and underwriting, closing day tends to arrive both suddenly and, to many buyers, anticlimactically. You sign a large stack of documents, wire a large amount of money, and then wait — and then, usually within a few hours, you get a phone call saying the deed has recorded. Here's the full picture of what that day involves.
The Final Walkthrough: 24-48 Hours Before Closing
The day before or morning of closing, you do a final walkthrough of the property. The purpose is specific: confirm the home is in the same condition as when you wrote your offer, verify agreed repairs have been completed, ensure no new damage has occurred, and confirm the sellers have removed their belongings (unless a leaseback is in place).
This is not a second inspection. It's for confirming condition continuity.
Wiring Your Funds
Your lender will send a final closing disclosure showing your exact cash to close. Wire funds to the escrow company 24-48 hours before closing.
Critical: Do not wire money based on instructions received by email without first calling the escrow company to verbally verify. Wire fraud is real — scammers intercept closing emails and send fraudulent wire instructions. Always confirm wire details by phone before sending any money.
The Signing Appointment
You'll meet at the title/escrow company for the signing appointment: 45-90 minutes. You'll sign the deed of trust, promissory note, loan disclosures, and several dozen additional documents. Read what you sign. If something doesn't match what you expected, ask before signing — this is your last opportunity.
The Wait: Signing to Recording
After you sign, your loan documents go back to the lender for funding authorization. The title company then records the deed with Maricopa County. Recording typically happens same afternoon. When recording confirms, keys transfer — usually 2-4 hours after signing.
What can delay closing: lender funding delays (most common), wiring arriving after bank cutoff (~2pm Arizona time), or final walkthrough issues. The vast majority of closings in Arizona close as scheduled. Have a backup plan for moving day logistics just in case.
