Summer Inventory Has a Specific Character

The West Valley housing market in July looks different from March — not just in volume, but in character. Understanding these differences helps buyers navigate more effectively and recognize the opportunities that summer creates.

What Comes Off the Market in Summer

Some sellers intentionally timed their listing for spring and have already closed or are under contract. Families who planned moves around school calendars are largely done listing. The result: a subset of spring listings has cleared, removing some of the well-priced, well-prepared inventory that moves quickly.

What Stays On the Market in Summer

What remains tends to fall into a few categories: homes that were overpriced in spring and haven't adjusted yet, homes with condition issues that weren't addressed before listing, and homes in locations with thinner buyer demand. Specific Segments Worth Watching

55+ communities (Sun City West, Corte Bella): Summer inventory in 55+ communities is often higher because many residents spend summers elsewhere and are more motivated to sell while away.

New construction: Builders don't take summers off. July and August can be the best months to negotiate with a builder motivated to hit quarterly sales targets — incentive packages are often strongest at quarter-end.

Goodyear under $400,000: Still seeing competition on well-priced inventory from buyers being relocated to Luke AFB and the I-10 corridor year-round.

My Advice for Summer Buyers

Be patient, know the days-on-market of everything you see, and use market time as negotiating leverage where appropriate. But move quickly on anything new to market at the right price — summer buyers are fewer, but the best homes still move fast.
