Goodyear is one of the fastest-growing cities in the West Valley, and for good reason. Here's what I tell buyers who are seriously considering making a move here.

Goodyear Has Grown Up Fast

When I drive through Estrella Mountain Ranch today and look at the lakefront homes and the mountain backdrop, it's hard to believe this was largely undeveloped desert 25 years ago. Goodyear has transformed faster than almost any city in the Phoenix metro, and it keeps going.

The population has roughly doubled since 2010. Major employers have moved in. New retail corridors are being built alongside new neighborhoods. For buyers who want newer construction, resort-style amenities, and room to grow, Goodyear checks a lot of boxes.

The Communities Worth Knowing

Estrella Mountain Ranch is Goodyear's signature development — a 20,000-acre master-planned community built around two manmade lakes, miles of hiking and biking trails, and a private recreation club. The scenery is genuinely beautiful, with the Estrella Mountains as a backdrop. Homes range from $350,000 into the $700,000s and above for lakefront properties.

Palm Valley is one of the largest communities in the West Valley, spanning Goodyear and Avondale. It's more affordable than Estrella, with a solid range of home sizes and ages. Good HOA management, multiple parks, and easy access to I-10 make it a reliable choice at $300,000–$500,000.

Pebble Creek is Goodyear's premier 55+ community — resort-style amenities with multiple pools, golf courses, and a clubhouse that rivals luxury hotels. It's priced accordingly: $400,000–$750,000+. But for buyers who qualify for 55+ and want the best amenity package in the West Valley outside of Sun City West, Pebble Creek is worth considering seriously.

Price Ranges Right Now

Based on what I'm seeing close in Goodyear:

  • Entry-level (1,400–1,800 sq ft): $320,000–$400,000
  • Mid-range (1,800–2,400 sq ft): $400,000–$530,000
  • Larger/newer/lakefront: $550,000+

New construction is active in the southern portions of the city, and builders frequently offer incentives worth factoring into your comparison against resale.

What I'd Tell You to Watch Out For

The I-10 commute to downtown Phoenix can be heavy during peak hours from Goodyear. If you're commuting daily to the central corridor, budget the commute time honestly — it's typically 35–55 minutes depending on time of day and exactly where in Goodyear you're located.

Also: Goodyear Ballpark hosts spring training for the Guardians and Reds, which creates a short-term rental opportunity similar to what I described for Surprise Stadium. If STR income potential matters to your purchase decision, proximity to the ballpark is worth mapping.
