Peoria, AZ Real Estate: A Local Agent's Take on the Market
Peoria gets overshadowed by Surprise and Goodyear in West Valley conversations, but I think it deserves more attention. Here's my honest take on what's happening here.
Why Peoria Deserves More Attention Than It Gets
In conversations about the West Valley, buyers tend to talk about Surprise and Goodyear. Peoria gets mentioned less — which I think creates an opportunity. It's a genuinely strong market with more geographic and price range diversity than most buyers realize.
North Peoria vs. South Peoria: Two Different Markets
Peoria runs roughly 25 miles north to south, from the I-17 corridor near Glendale all the way to Lake Pleasant Regional Park. This geographic range creates two meaningfully different markets.
South Peoria (roughly south of Thunderbird Road) is established — homes from the 1980s and 1990s, mature landscaping, proximity to older retail and employment corridors. Prices typically run $300,000–$470,000. These are good-value homes in walkable (for Peoria), established neighborhoods. The trade-off is older infrastructure: HVAC systems and roofs that may be nearing end-of-life.
North Peoria (the 303 corridor and beyond) is one of the fastest-growing residential areas in Maricopa County. The master-planned communities here — Vistancia, Tierra Verde, Ridgeline — are newer, larger, and more ambitious. Prices run $450,000–$900,000+ depending on the community and home size.
Vistancia: What You Need to Know
Vistancia is Peoria's crown jewel — a 7,100-acre master-planned community in the far north with its own club, trail system, and multiple neighborhood villages at different price tiers. New construction continues in the Northpointe section.
It's genuinely impressive infrastructure. The trade-off is HOA fees that are higher than most West Valley communities ($200–$400+/month depending on your village), and a commute to anywhere south of the 303 that requires planning.
If you work remotely or your employment is along the 303 corridor, Vistancia is a lifestyle choice I'd take seriously. If you're commuting daily to Tempe or central Phoenix, map that commute honestly first.
What's Drawing Buyers to Peoria Right Now
- Peoria Unified School District — one of the largest and best-regarded in Arizona
- Lake Pleasant Regional Park is 15 minutes from north Peoria — boating, kayaking, fishing
- The Peoria Sports Complex hosts Padres and Mariners spring training
- I-17 and 303 access makes it commutable to both the East and West Valley employment corridors
For buyers who want an established community feel in South Peoria or resort-level master planning in North Peoria, it's a market worth spending real time exploring.
