How School Districts Affect Home Values in the West Valley

School ratings correlate with home values in measurable ways. Here's what I've observed across the West Valley — and what families and investors should understand about the connection.

The School-Value Connection Is Real — With Nuance

Buyers with school-age children know to check GreatSchools ratings. Investors know that school district reputation affects resale liquidity. What's less often discussed is where and how strongly this connection plays out specifically in the West Valley.

The Districts at Play

The West Valley is served primarily by:

  • Dysart Unified School District: Covers most of Surprise. Growing rapidly alongside the city, with newer facilities in newer neighborhoods. Generally rated 5-7/10 at the elementary level, with standout schools in newer master-planned communities.
  • Peoria Unified School District: One of the largest and most established in Arizona, covering Peoria and parts of Glendale. Consistently 6-8/10. Generally viewed as the premium district in the broader West Valley.
  • Litchfield Elementary School District: Small district serving Litchfield Park and parts of Goodyear. Among the top elementary districts in Arizona — consistently 8-9/10.
  • Agua Fria Union High School District: Covers high school boundaries across Avondale, Goodyear, and Litchfield Park. Has improved significantly over the last decade.

Where the Value Premium Is Most Observable

The Litchfield Elementary District premium is the most measurable in my experience. Comparable homes in Litchfield Park vs. similar-age homes in adjacent areas without the Litchfield boundary tend to run $30,000-$60,000 higher and sell faster.

Peoria Unified carries a similar (if slightly smaller) premium in the north Peoria corridor. When I run comps that straddle school district boundaries, the Peoria side consistently closes higher.

What Investors Should Know

School district quality affects your exit. When you sell, buyers with families will pay more for a home in a high-rated district. Tenant quality and stability in long-term rental properties also tends to be higher in premium school district areas. The premium costs more at purchase time, but it's durable.

What Buyers Should Actually Do

Look up the specific school by address — not the district as a whole. Use GreatSchools.org or the Arizona Department of Education's school finder. Districts are large and contain schools with significant variation. The specific elementary school your address maps to matters more than the district name. And verify that your address is actually in the intended school boundary — it can be surprising.
