Why I Keep Sending Buyers to Vistancia — and What Else to Know About Peoria
Peoria doesn't get the same attention as Surprise or Goodyear, but some of the best-value communities in the entire West Valley are here. Vistancia is the obvious headliner — but it's not the whole story.
Peoria Is Underrated and I Will Keep Saying It
When buyers tell me they're looking in Surprise, I always ask if they've considered Peoria. The answer is usually "we didn't think to look there." And that surprises me, because some of the most beautiful and well-planned communities in the entire West Valley sit in Peoria's northern corridor — and they're still priced reasonably.
Vistancia: The One I Can't Stop Recommending
Vistancia is a 7,100-acre master-planned community in north Peoria, and it's one of the best-executed developments I work in. Two sub-communities sit inside it: the family-focused Village at Vistancia and the 55+ Trilogy at Vistancia.
Village at Vistancia has the kind of streetscapes and park design that makes you forget you're in the desert. Mountain views, walking trails that weave through the community, a large resort-style pool, a fitness center, and a genuine sense of neighborhood cohesion. Homes run from roughly $400,000 into the $700,000s for newer builds with larger lots. The HOA is active and the community is well-maintained.
Trilogy at Vistancia is the 55+ portion, and it's my most consistent answer when an active adult buyer asks for the best amenity package in the West Valley. The Trilogy amenity center — the Kiva Club — has an indoor pool, outdoor resort pool, fitness center, pickleball and tennis courts, demonstration kitchen, spa, and a calendar of events that rivals a resort. Homes range from the low $400s to $700,000+ for premium lots.
Both communities sit next to each other, share the open space network, and have the same mountain backdrop. The location off the Loop 303 and Happy Valley Road gives solid access to Surprise, north Scottsdale, and the 101 without heavy congestion.
Lake Pleasant: The Wildcard
Lake Pleasant Regional Park is right there — one of the few genuine lakes in metro Phoenix, used for boating, kayaking, fishing, and camping. For buyers who actually want to use outdoor recreation (not just have it nearby on paper), living within 10 minutes of Lake Pleasant is genuinely meaningful. Peoria's northern communities are the closest residential neighborhoods to the park.
The Rest of Peoria Worth Knowing
P83 Corridor: Peoria's entertainment and sports district, anchored by Peoria Sports Complex — spring training home for the Padres and Mariners — and a growing restaurant and retail scene. More affordable, more central, good for buyers who want more activity nearby.
Terramar and Westwing Mountain: Newer communities on the far north end with mountain views and competitive pricing for the home size you get. More remote but very clean, newer construction.
Affordable pockets in central Peoria: If budget is a priority, central Peoria has older homes — 1990s-era — with larger lots, mature landscaping, and prices significantly below comparable square footage in Surprise or Chandler. Worth looking at if you're prioritizing lot size and indoor-outdoor livability over shiny finishes.
What I'd Tell a Buyer Considering Peoria
You're not giving anything up compared to Surprise. You're trading Surprise Stadium proximity for Lake Pleasant proximity. You gain one of the two or three best 55+ communities in the metro if Trilogy fits your situation. You get slightly shorter access to the 101 and north Scottsdale.
If you've been focused on Surprise and haven't driven through Vistancia, I'd encourage you to. The views alone change some buyers' minds on the spot.
